For homes with a warranty start date on or after May 1, 2024, Tarion uses an Initial Form rather than the former 30-Day Form. Homeowners can begin adding items after possession and the Initial Form is auto-submitted on day 41. This inspection helps you systematically document observable concerns before that milestone.

When should I book?+

Book early enough to complete the inspection and review the findings before the applicable Tarion milestone. Current timelines should always be confirmed directly in MyHome or on Tarion’s website.
